16 years ago I bought my first condo in Vancouver. The bank turned me down.  My Realtor introduced me to a Mortgage Broker who, within 2 days, got me a better mortgage,  with the same bank that let me down!  He did all the work,  I paid him nothing and, I never even had to walk into the bank.  I decided that he was my hero and that I wanted to be a Mortgage Broker.  2 years later, I was.  I have never looked back.  I have the best job in the world.
